Terry Homes, Inc. stands behind the quality and craftsmanship of every home we build. Our commitment to your satisfaction extends beyond the completion of your new home, which is why we provide a nontransferable limited warranty on all contractor and subcontractor supplied labor and materials used in your new home. This warranty lasts for one year following substantial completion of your home and is based on the National Association of Home Builders Residential Construction Performance Guidelines.
Coverage and Exclusions:
Our warranty covers a wide range of items to ensure your peace of mind during the first year of homeownership. However, it's important to note that certain types of damage or issues are not covered under our One-Year Warranty. These exclusions include:
- Damage resulting from fires, floods, storms, or other Force Majeure events.
- Damage resulting from malfunctions of equipment or utility lines.
- Damage resulting from lack of homeowner maintenance.
- Damage resulting from homeowner abuse or ordinary wear and tear.
- Minor deviations such as cracking or spalling of concrete.
- Minor stress fractures in drywall and nail pops due to lumber curing.
- Minor warping, deflection of wood, or shrinking/cracking of grouts and caulking.
- Fading of paints and finishes due to sunlight exposure.
- Damage resulting from adverse weather conditions such as icing and attic frost.
- Damage resulting from mold or other agents.
- Materials furnished by the homeowner for installation.
Homeowner Responsibilities:
As part of our commitment to your satisfaction, we conduct proactive 60-day and 11-month check-ins to ensure that your home remains in optimal condition. During these check-ins, we'll reach out to you to see if there are any items you would like us to be aware of or if there are any warranty-related issues that need attention.
Additionally, homeowners have a duty of due diligence to inspect their home before closing and during the home orientation. Any alleged deficiencies in the quality of work or materials should be identified at this time. Homeowners should notify Terry Homes no later than 11 months following substantial completion of items requiring warranty repair. If any items require immediate attention to prevent damage to the structure or its occupants, homeowners should notify Terry Homes earlier than this timeframe.
